Jefferson Ridge is Charlottesville’s first completely non-smoking community. In an effort to keep our community clean, and our environment healthful, this policy includes the entire grounds as well as the apartment homes and clubhouse.
We are proud to make our community hassle-free. A $125 (1 or 2 bedroom) or $150 (3 bedroom) utility fee covers water, sewer, trash removal services and NEW Ting fiber internet service in all apartment homes. Our residents only have to contact and set up power service through Dominion Virginia Power prior to moving in.
Jefferson Ridge is a non-undergraduate community. We suggest undergraduates contact our sister company, University Apartments, LLC at 434-977-9000 or www.u-apts.com, for the best selection in undergraduate housing in Charlottesville.
The terrace level apartment is a ground level apartment home with its entry on the lower side of the hill. The other ground story apartment has its entry on the top side of the hill. Jefferson Ridge is the most pet friendly community in Charlottesville. There is no monthly pet rent at Jefferson Ridge. We have a one-time $425 non-refundable pet fee. Throughout the community, pet waste stations are strategically located for our residents’ convenience. We also recently installed a 15,575 square foot dog park. We do not have weight restrictions for our pets, but we do enforce a non-aggressive breed policy. We no longer offer furnished apartments but would be glad to share information with you for companies that offer furnishings.

Since we are a non-undergraduate community, each lease is for the entire apartment home.
Charlottesville is a university-centric city, which means our leases generally follow a similar schedule as the University of Virginia. Because many people want to reserve their apartment with enough time to adequately prepare an out of town move, Jefferson Ridge uses a reservation list. If you’ve decided on a specific model of apartment home, you will have several options for application submission. You may apply in person at our office, mail your application, or apply securely on our website. You’ll need to provide an application deposit of $750, as well as an application fee of $50 for the first applicant and $25 for each additional applicant. Anyone over the age of 18 must submit an application. Normal processing time for most applications is 1-2 business days.
As part of our screening process, Jefferson Ridge uses a third-party qualifying software for credit screening. Income and landlord references are also taken into account.
If you are approved Jefferson Ridge will draft a lease and forward it to you for review. After you review the drafted lease it needs to be signed and returned within 3 business days.
Most leases begin on the first day of the month; however, we realize that sometimes that is not possible. In those cases we are happy to start your lease on a different day and pro-rate the commencement month. Your lease will end on the closest Monday to your lease end term.
Any adult who will be occupying the apartment home must have their name on the lease. If you would like to add a roommate in the future, Jefferson Ridge will be happy to assist you in adding him or her to your lease; you can contact the office for more details.
Your lease begins at 4 pm on the first day of your lease. If you need to move in earlier, you can call the office to inquire if special arrangements are possible. We need at least two business days to prepare an apartment when one resident moves out. If we are able to accommodate you before 4 pm, we will gladly let you know.
On the first day of your lease, you will pay the first month’s rent and utility fee (pro-rated if applicable) and the pet fee (if applicable). Your security deposit is due at the time of lease signing.
We hope all of our residents stay with us for many years. Leases at Jefferson Ridge are not auto-renewing. We contact residents several months in advance about your plans to renew your lease.
We have two sizes of garages for lease. We have a standard 11 x 20 garage for $180 a month and a large 13 x 24 garage for $210 a month.
