| 2. Maintenance
|
We are happy to perform routine maintenance for our residents at Jefferson Ridge free of charge. We have maintenance personnel on staff to handle most of your needs. If you have a maintenance item that needs attention, you can do one of the following:
- Go online to to fill out an online maintenance request - Email maintenance directly at maintenance@jeffersonridge.com - Visit the Jefferson Ridge office during business hours (M-F 8-6, Sat 9-5, Sun 12-5) - Call (434) 293-9000 during business hours or leave a message after hours. If you have a maintenance emergency, please call the emergency pager number at (434) 970-6755. Common problems that warrant an emergency call include the following:
- Sewer back-up - No heat when the weather is below 45 degrees - No A/C when the weather is above 80 degrees - Water leaks that cannot be controlled temporarily - Inoperable stove - Lock-out (a charge of $45 will apply) - Only toilet in apartment is inoperable - Refrigerator not cooling - No electricity - No hot water - Vandalism

| 3. Renter's Insurance
|
Residents are required to purchase a renter’s insurance policy. These policies can be obtained through most major insurance companies, online, or through local insurance agents. Policies can be obtained for as little as $15 a month, depending on the amount of coverage you desire. |

| 4. Utilities
|
Jefferson Ridge provides water, sewer, trash removal, cable (including three HBO channels) and high-speed internet. Cable is provided through Comcast. Internet service is provided through Embarq. BNSI (Broadband Network Services Incorporated) provides technical support for Jefferson Ridge residents Monday through Friday, from 9am to 7pm. | 5. Smoke Detectors/Sprinklers
|
All apartment are provided with smoke detectors that are hard-wired with a battery backup in case of power outage. All buildings are also fully sprinkled. Jefferson Ridge will be happy to assist residents with battery replacement for their smoke detectors if they have trouble accessing the alarms. Should your smoke detector malfunction, please contact the Jefferson Ridge office to schedule a maintenance appointment. |

| 6. Parking
|
Parking at Jefferson Ridge is open, and unassigned. Parking is ample, and residents typically have no problems finding parking near their apartment home. Guests are also free to park anywhere when visiting. Each building also has at minimum two handicapped spaces and two curb cuts. We ask that all vehicles be parked in a marked handicapped parking space and have a handicapped hang-tag or license plate. |

| 8. Lock-outs
|
Should you lock yourself out of your apartment, you can come by the Jefferson Ridge office during business hours to borrow a key. You’ll need to leave a photo I.D. and return the borrowed key by 6pm on the same day. Failure to return the key can result in a charge and possible lock replacement costs.
After business hours, residents should call the emergency pager number: (434) 970-6755. There is a fee for an after hours lock-out service of $45. You must provide name, number, and photo identification in order to gain access to the apartment. Only residents and occupants on the lease may request the lock out service.

| 9. Yard Maintenance
|
Jefferson Ridge provides all yard maintenance. Residents are responsible for keeping trash and furniture out of their yard. Residents are also responsible for picking up after their pets. Pet pick-up stations are provided for your convenience and can be accessed throughout the community. |

| 10. Bugs and Pests
|
As with any home and especially with neighbors in close proximity, it is important to control bugs and pests. Use common-sense tactics to reduce pests, such as throwing away all cardboard boxes and paper bags immediately after use, and washing dishes as soon as possible after use.
In the event you notice bugs or pests inside or outside of your apartment, notify the Jefferson Ridge office and we will be happy to provide the necessary spraying and/or traps.

| 11. Decks, Balconies, and Porches
|
We ask that residents use common courtesy in using their balconies. Please keep the number of residents on the balcony at any time to a minimum, and keep all outdoor space neat and clean. Gas grills are permitted on outside patios, but may not be carried through an apartment to a balcony, per fire codes. Residents may store grills on their front porches next to their building but are required to operate the grill at least 10 feet away from the building. We also ask that residents not store cement blocks, kegs, pool tables, couches, beer pong tables, lumber, mattresses, indoor furniture, inflatable pools, etc. on porches, decks, balconies, or in yards. Only outdoor furniture is permitted on the property’s exterior.

| 12. Lights
|
Jefferson Ridge will ensure that all bulbs in your apartment are in place and working before move-in. If light bulbs stop working after move-in, residents may request that maintenance install a new bulb, but you will be responsible for providing a bulb with the same wattage. Any larger wattage bulb may be a fire hazard. Streetlights keep the community safe at night. The Jefferson Ridge staff strives to keep each streetlight working, but in the event you notice a streetlight out, please notify us in the Jefferson Ridge office. |

| 13. Noise and Guests
|
Guests are welcome. Of course living in an apartment community does require consideration of others. We ask that you extend common courtesy to your neighbors. If noise issues arise, address the problem with your neighbor first. If the problem persists, please contact the Jefferson Ridge office. |

| 14. Pictures, Painting, and Decorating
|
Painting is allowed in the apartments as long as you return the apartment walls to the standard color prior to moving out. You can request that maintenance paint it back for a fee.
Pictures are allowed to be hung as long as residents use small nails and/or tacks sparingly.
If any decorating requires larger nails, the resident must receive written permission from the Jefferson Ridge office first. Dart boards and wallpaper are prohibited.

| 15. Snow Removal
|
All walk ways, sidewalks, and roads will be cleared by Jefferson Ridge Staff. Residents are responsible for clearing snow away from their individual vehicles. |

| 16. Pets
|
As a pet owner, you must accept full responsibility for your pet. The landlord solely reserves the right to regulate the number, type, and size of pets allowed. Before you obtain a pet, contact the office to make sure it will be allowed. Jefferson Ridge makes its pet decisions on a case-by-case basis. If your new pet is allowed, you must complete a pet addendum and pay the $395.00 one-time pet fee. All pets must have the appropriate licenses and vaccinations, as required by city, county, or state laws. We do not allow pets that have been found to be dangerous or vicious. Do not tie pets on balconies, patios, or in the property common areas. Pets should not be left unattended in your apartment for longer than 24 hours. Pets must be on a leash whenever they are outside of your apartment if they are not in a designated off-leash area. Please enjoy the new fenced-in leash-free dog park. It is roughly 16,500 square feet and comes complete with benches for owners as well as dog waste stations. Remember to be considerate of your neighbors and control your pet’s noise (barking), pickup after your pet, and use the various dog stations throughout the community to dispose of pet-related trash or droppings. As with all pets, but especially puppies, you are responsible for any carpet damage from urine. Urine can never be adequately cleaned or removed from a carpet; the responsibility of replacing damaged carpet will be the resident(s)’s. Our policy is to test carpets for pet urine after residency. To minimize the chances of carpet damage from pet urine, the best course of action is to make sure it does not happen. Purchase a baby gate and confine your pet to the kitchen area or bathroom when you are not at home, or crate train your pet and crate them when you are away. |

| 17. No Smoking
|
Jefferson Ridge is a non-smoking community. In an effort to provide healthful, clean apartment homes for our current and future residents, we do not allow smoking in our community. |
