Directions from I-64: Exit 120 off I-64. Go South on 5th Street Extended. Turn right onto Sunset Avenue Extended. Go straight through 3-way stop sign. Jefferson Ridge is approximately one half mile on the right. Directions From UVA: From Jefferson Park Avenue Extended, turn right onto Old Lynchburg Road (after Fry's Spring Beach Club). | When can I come take a tour?

We highly suggest you come by the property and take a tour. You can call or email ahead to schedule an appointment (434-293-9000 or info@jeffersonridge.com), or just drop by any time.
Regular office hours are: Monday – Friday: 8 am to 6 pm Saturday: 9 am to 5 pm Sunday: 12 pm to 5 pm |

| Are there utilities included?
|
We are proud to make our community hassle-free, with free water, sewer, and trash removal services as well as cable with HBO and high-speed internet service included in all apartment homes. Our residents only have to contact and set up power service through Dominion Virginia Power prior to moving in. |

| Can I smoke at Jefferson Ridge?
|
Jefferson Ridge is Charlottesville’s first completely non-smoking community. In an effort to keep our community clean, and our environment healthful, this policy includes the entire grounds as well as the apartment homes and clubhouse. |

| Can undergraduates live at Jefferson Ridge?
|
Jefferson Ridge is a non-undergraduate community. We suggest undergraduates contact our sister company, Neighborhood Properties, for the best selection in undergraduate housing in Charlottesville. |

| What is the terrace level?
|
The terrace level apartment is a ground level apartment home with its entry on the lower side of the hill. The other ground story apartment has its entry on the top side of the hill. | Do you lease garages?
|
We have two sizes of garages for lease. We have a standard 11 x 20 garage for $150 a month and a large 13 x 24 garage for $195 a month. |

| I have a pet. Is Jefferson Ridge pet friendly?
|
Jefferson Ridge is the most pet friendly community in Charlottesville. There is no monthly pet rent at Jefferson Ridge. We have a one-time $425 non-refundable pet fee. Throughout the community, pet waste stations are strategically located for our residents’ convenience. We also recently installed a 16,500+ square foot dog park. We do not have weight restrictions for our pets, but we do enforce a non-aggressive breed policy. | Are short term leases available? What if I sign a short team lease and then want to switch to a full year?
|
Short term leases of three months or more are available for a 15% premium. Should you sign a short term lease and at any point would like to switch to a twelve month lease, we will gladly amend your lease terms to reflect a 12-month lease at the regular rental rate. | Do you lease rooms?
|
Since we are a non-undergraduate community, each lease is for the entire apartment home. If you are in need of a roommate, we will gladly take your name and information for our "in need of a roommate" list. |

| Do you pre-lease apartments?
|
Charlottesville is a university-centric city, which means our leases generally follow a similar schedule as the University of Virginia. Because many people want to reserve their apartment with enough time to adequately prepare an out of town move, Jefferson Ridge does pre-lease apartments. Our pre-leasing process is exactly the same as our normal leasing process except you will sign a lease saying TBD rather than an apartment number. Once we know which apartment homes will be available for your move-in time period, the Jefferson Ridge office will contact you with a specific address for your new home.

| How do I apply?
|
If you’ve decided on a specific model of apartment home, you will have several options for application submission. You may apply in person at our office, mail your application, or apply securely on our website. You’ll need to provide an application deposit of $500, as well as an application fee of $50 for the first applicant and $25 for each additional applicant. Anyone over the age of 18 must submit an application. Normal processing time for most applications is 1-2 business days. |

| On what do you base your approval decision?
|
During the approval process Jefferson Ridge will contact previous landlords for a rental reference, perform a credit check, and complete an employment or enrollment verification. We will typically have completed the approval process within one to two business days. |

| What happens after I am approved?
|
If you are approved Jefferson Ridge will draft a lease and forward it to you for review. After you review the drafted lease it needs to be signed and returned within 3 business days. |

| What if I need to start my lease in the middle of the month?
|
Most leases begin on the first day of the month; however, we realize that sometimes that is not possible. In those cases we are happy to start your lease on a different day and pro-rate the commencement month. Your lease end date will still be at the end of a calendar month. |

| Whose name has to be on the lease?
|
Any adult who will be occupying the apartment home must have their name on the lease. If you would like to add a roommate in the future, Jefferson Ridge will be happy to assist you in adding him or her to your lease; you can contact the office for more details. |

| When can I move in?
|
Your lease begins at 4 pm on the first day of your lease. If you need to move in earlier, you can call the office to inquire if special arrangements are possible. We need at least one business day to prepare an apartment when one resident moves out. If we are able to accommodate you before 4 pm, we will gladly let you know. |

| What do I need to pay when I move in?
|
On the first day of your lease, you will pay one month’s rent, plus a pet fee if applicable. If you have a pro-rated rent amount, you will still pay a full month’s rent, and on the first day of the next month, you will then pay the pro-rated amount.

| When do I renew my lease?
|
We hope all of our residents stay with us for many years. Leases at Jefferson Ridge are not auto-renewing. We contact residents several months in advance about your plans to renew your lease. |
